1. During the term of the lease, one outdoor parking space is included. 2. During the term of the lease, reparation of all appliances in the kitchen shall be LESSEE's responsibility. 3. Once the rental promise has been accepted, the LESSEE will remit the first month's rent to the LESSOR at the signing of the lease. 4. The LESSEE will provide the following documents: proof of employment, government issued photo ID, credit report, references. 5. It is the responsibility of the LESSEE to inform themselves and adhere to all municipal by-laws of the City of Westmount. 6. The LESSEE will not allow anyone to use, grow, smoke or vape tobacco, cannabis or any other illegal substance within the premises, common areas or the property of which they are a part. 7. The LESSEE is not permitted to sublet or rent out the unit, in whole or in part (whether for long-term or short-term, such as through Airbnb), without the LESSOR's written consent. 8. The LESSEE will also be responsible for any damage to the private/common area or/and any liability damage caused by the tenant during the rental. 9. At the end of the rental period, the unit must be returned in the same condition in which it was rented minus normal wear and tear. 10. The LESSEE assures that they do not have and do not intend to have any pets. No pets are allowed on the Premises without the written consent of the LESSOR. 11. The LESSEE is hereby informed and understands that their personal property (or that of their guests) is not insured by the LESSOR for damage or loss, and the LESSOR assumes no liability for any such loss. The LESSEE agrees to obtain insurance for their personal belongings at their own expense. 12. Where there is more than one LESSEE signing the lease, all LESSEE are jointly and severally liable for each other's actions, omissions, and liabilities. 13. The LESSEE is responsible for snow removal and garbage disposal.
