Addenda

1. All costs and expenses of Hydro Quebec and telecommunications service will be borne by the tenant. A Letter confirming the Hydro-Québec account transferred by the tenant. 2. The tenant agrees to take out a liability insurance policy ($2M) for the duration of the lease and the insurance must be valid at all times. 3. First month rent and security deposit shall be submitted at the signing of the lease 4. The tenant will provide all relevant documents such as confirmation of the letter of employment (salary, position, work since, status) to the complete satisfaction of the owner. 5. The renter is responsible for all rules and costs related to the move and the relocation required by the syndicat (if applicable). 6. Pets are not allowed. 7. The tenant shall not permit to use, cultivation, smoke or to vape tobacco, cannabis or any other illegal substance in any interior part of the premises, common areas or the property of which they are part. 8. No Airbnb or similar short-term subletting will be tolerated. All subletting of less of 6 months will be considered a violation of the rental agreement which may lead to the repudiation of the lease. 9. The tenant will also be responsible for any damage caused to the private/common part or/and to any civil liability damage caused by the tenant during the rental. 10. The tenant will be responsible for paying any penalties due to his/her non-compliance with the regulations and the declaration of co-ownership and to pay the costs incurred by the lost of any key and fob. 11. At the end of the rented term, the unit must be returned in the same condition as when rented.
