1. The tenant agrees to take out a civil liability insurance policy ($2 million) for duration of the rental. 2. Once the rental promise has been accepted, the tenant will give the first month's rent as well as the deposit to the owner upon signing the lease. 3. Tenant will provide all relevant documents such as a current employment letter confirming their salary, position, status and length of employment, to the Landlord's complete satisfaction. 4. The tenant is responsible for all rules and costs related to moving and relocation required by building regulations (if applicable). 5. The tenant will not allow anyone to use, cultivate, smoke or vape tobacco, cannabis or any other illegal substance inside the premises, common areas or property of which he is a part. 6. No Airbnb or similar short-term subletting will be tolerated. Any subletting of less than 6 months will be considered a violation of the rental agreement which may result in repudiation of the lease. 7. The tenant will also be responsible for any damage caused to the private/common area and/and any liability damages caused by the tenant during the rental. 8. At the end of the rental period, the unit must be returned in the same condition in which it was rented less normal wear and tear.
